McKinney, Texas (September 13, 2022) – JAH Realty executes new leases with Northern Tool and AutoZone at the Virginia Square Shopping Center positioned on the NEC of US Hwy. 75 and W. Virginia Pkwy. The space was previously occupied by Super One Foods/Brookshire’s and results in a combined total of approximately 40,000 s.f. of net absorption for JAH at the shopping center. Beginning in the Fall 2022, JAH Realty will raise a portion of the roof, demise the space, and renovate the exterior of the property in order to split the former grocery box into two retail stores. Northern Tool will occupy 22,500 s.f. on the northern side of the building while AutoZone will take 16,857 s.f. on the south side.
“We have owned Virginia Square since 2005 and have been patient with our leasing process that generated interest from more than a dozen national retailers following Brookshire’s closing its store. A line-up of Northern Tool, AutoZone and Sherwin Williams offers an exceptionally stable line up of credit tenants with a cross-shopping customer base,” said Graham Irvine, Managing Director at JAH Realty.
“Backfilling a former grocery box into multiple tenants is always a challenging process, but we are very pleased with our outcome here. Our future tenant line-up is well insulated from the online shopping that continues to transform the retail real estate sector. Given we are a long-term holder, having that durability is important. With these two transactions the property is now 100% leased” said William Rosatti, Vice President – Leasing at JAH Realty.
William Rosatti leases the shopping center on behalf of JAH Realty; Mack House of Westover Group represented AutoZone, and Clay Mote of Retail Union represented Northern Tool.
