  • Company equity provides the necessary capital with no outside partners requiring approval
  • Close all cash with no financing contingencies or assume existing financing
  • Complete due diligence within 30 days and close within 15 days thereafter
  • Extensive banking relationships for long-term and short-term financing needs
  • Function as a vertical operation by performing all service lines in-house

  • Investment Range: $5,000,000 – $35,000,000
  • Property Type: Community, neighborhood, mixed-use and single-tenant properties
  • Locations: High traffic intersections in urban infill or high income/growth suburbs
  • Markets: Dallas-Fort Worth, Oklahoma City, Austin, San Antonio, Houston

Strategy:

  • Long-term hold and low leverage philosophy
  • Acquire infill shopping centers as long-term holds
  • Acquire value-add shopping centers with focus on repositioning through redevelopment, leasing and management
  • Acquire assets with leasing/vacancy challenges, environmental problems, physical/structural problems, debt assumption requirements
  • Redevelop properties for mixed-use
