JAH Realty takes over Leasing and Management of Bryant Square. TriGate Capital has acquired Bryant Square – a 265,606 square foot shopping center – in Edmond, OK, one of the most affluent municipalities in the Oklahoma City MSA. Bryant Square sits on 29 acres and is located at the intersection of two major thoroughfares – Bryant Ave. & E. 2nd Street. The intersection sees 54,000+ vehicles per day and is anchored by a collection of national retailers including: Target, Lowe’s, Walmart Neighborhood Market, and Walgreens in addition to the Property’s major anchors of Stein Mart, Ross, Bed Bath & Beyond, Ulta, Old Navy and Petco.

The demographic trends coupled with the outstanding tenant lineup created an attractive buying opportunity for TriGate in today’s market.”
TriGate purchased the Property through its current investment vehicle – TriGate Property Partners III, LLC – which closed fundraising in 2016 with $340 million of equity commitments. Ryan Shore and Barry Brown of HFF represented the seller, InvenTrust Properties, in the transaction.
Bryant Square was originally developed in 1976 in several phases and was one of the first large shopping centers in Edmond. In 2017 the shopping center was dramatically renovated by tearing down a number of older outparcels which were replaced with several new structures in addition to a renovation of approximately 80% of the inline facades. Additionally, all of the common areas, pylon signs, landscaping and lighting were completely renovated. In conjunction with the renovation, a number of new tenants were added to the shopping center including Verizon, Torchy’s Tacos, Salata, Cowboy Chicken, Five Guys, PDQ, Kay Jewelers, Zoe’s Kitchen, Five Below, Bath and Body Works, Ulta and others. Those new tenants joined an already impressive lineup including Ross, Stein Mart, Bed Bath & Beyond, Old Navy and Petco JAH Realty will oversee the final stage of renovation of the southern end of the shopping center in the Spring of 2018. “This intersection is home to The University of Oklahoma-Edmond Medical Center, UCO (15,000+ students) and over 1 million square feet of retailers and will continue to be the premier retail corridor in the Edmond market” said Jeff Norman, President of JAH Realty. Elise Lopez and Ethan Slavin will handle leasing on behalf of JAH.
