JAH Realty LP (“JAH”) is pleased to announce the execution of a lease with HomeGoods to take a 29,713 s.f. space at the Richardson Heights Shopping Center. Work will be starting soon to build out the store with a projected opening in fall of 2026. HomeGoods will join TJ Maxx, Alamo Draft House, Half Price Books, Skechers, Phenix Salon Suites, Birdcall, McDonald’s and other service, retail and restaurant tenants. JAH acquired Richardson Heights in June of 2024 and has recently completed a significant facelift of the entire property including new facades with an updated paint scheme, turnbuckle awnings, wood accents, updated pylon and monument signage, parking lot lighting enhancements and updates of the landscaping throughout the project. JAH expects to install new artistic wall murals on the north side of the anchor box and pedestrian breezeway facing Belt Line Rd. upon completion of the HomeGoods finishout.
“We believe HomeGoods will be a game changer for our shopping center,” said Graham Irvine, Chief Investment Officer of JAH. “Within the past 18 months, we have completed a facelift to modernize Richardson Heights and re-tenanted a building which had been vacant for approximately two decades. This is testament to the strength of the Richardson market and our ability to redevelop and add value to shopping centers that others may not have been able to achieve.”
“We have plans to selectively add new stores to our tenant mix now that HomeGoods has joined our lineup,” said Irvine. JAH is currently marketing the former Party City box located along Central Expressway along with several small shop spaces and a pad site on Belt Line Rd. Kurt Bradely, Vice President of Leasing with JAH is handling leasing for Richardson Heights.
Peter Conran, Sr. Vice President of Construction and Property Management with JAH, will manage the construction of improvements to the exterior of the HomeGoods building including a new storefront entry and façade upgrades, a recessed loading dock, and other infrastructure to support the new store.
