JAH Realty purchased the former Payless Cashways when it filed for
bankruptcy in 1998. The site was a former lumberyard located at the
intersection of 33rd and Broadway in Edmond, Oklahoma. Understanding
this property was not being utilized at its highest and best use, JAH
Realty saw a unique opportunity to purchase a seven-acre site at the
primary retail intersection in the Edmond trade area. JAH moved quickly
to purchase this asset along with an adjacent tract to provide improved
access that the site had always lacked. The drawing power of the site
was the high traffic count and expansive frontage. JAH began developing
a series of outparcels for single users and one multi-tenant building.
In early 2002, the Company ground leased the hard corner outparcel to
Brinker International and subsequently has ground leased another parcel
to KFC/A&W for a co-branded restaurant. JAH also developed a 4,500
s.f. multi-tenant building and immediately leased a portion to
Quizno’s. JAH Realty completed the final phase of the project in
November 2004 with a two story 52,0000 s.f. mix-use building.
