In 1991, JAH Realty purchased the 1960s vintage grocery-anchored center. The company understood the center’s superior location and demographics, and embarked on an ambitious plan to re-tenant the project with a “category killer” anchor. In 1995, JAH Realty successfully negotiated with the grocery store to vacate the project, while simultaneously negotiating with CompUSA to take over the grocery space. JAH Realty also replaced five small shop tenants with a 9,800 sq. ft. Hollywood Video store. The project was entirely renovated with an attractive façade, new parking lot lighting, landscaped islands and curb cut modifications. At the end of this process, the NOI of the project was increased by 500 percent. 

More recently in 2008-2009, the property languished as Hollywood Video and CompUSA closed all of their stores nationally. As a result the property had a 60 percent vacancy rate and lost 75 percent of the NOI.  In 2010 and 2011, the project was re-anchored with Half Price Books and Sunflower Farmers Market increasing the NOI by almost 15 perfect.
