In September 2004, JAH Realty made its first retail acquisition in Texas with the purchase of McDonald's Plaza Shopping Center in Irving. JAH Realty purchased the property from McDonald's Corporation which was a strategic seller of its non-operating real estate. The center was 90% occupied and tenants included State Farm Insurance, H&R Block, Allstate Insurance, Fast Signs, Po' Melvin's Restaurant, and Express Personnel. JAH Realty executed a redevelopment plan for the center which helped its aesthetic appearance and cured certain structural issues that former ownership was delinquent in solving. JAH Realty's redevelopment efforts have focused on enlarging sign bands to increase sign visibility, redesigning the center's towers to increase height and improve presence, and repainting the center with a modern paint scheme. As part of its development plan, JAH Realty is improving the tenant mix through an active leasing program.
