JAH Realty, L.P. announces the acquisition of Council Crossing, a 141,252 s.f. shopping center located at the northwest corner of Northwest Expressway and Council Rd in Oklahoma City.  Tenants in the shopping center include: State Farm, QQ China, To The Point Dance Academy, Native Crossfit, Venezia Italian Restaurant, Abuelita’s Mexican Restaurant and others.  The property also includes a 41,500 sq. ft. anchor space formerly occupied by a grocery store that could be sub-divided if necessary.   In addition to an aggressive leasing campaign, JAH plans to make cosmetic changes to the shopping center including replacement of the awnings, tower elements and improving the lighting and landscaping to further enhance the visibility, aesthetics and function of the property.

“Northwest Expressway and Council is a major retail node in the Oklahoma City market.  There are over 750,000 s.f. of retailers, restaurants and service providers at this intersection including Walmart, Sam’s, Kohl’s, Home Depot, Office Depot, Walgreens, TJ Maxx and others; creating a destination location for Northwest Oklahoma City as well as surrounding communities in Canadian and Kingfisher Counties, said Graham Irvine, Director of Investments.”       “We are excited to add Council Crossing to our portfolio in Oklahoma City”, said Ethan Slavin, Director of Leasing for JAH Realty.  “We believe this property fits well with our overall strategy of acquiring hard corner locations where we can add value with a combination of leasing and management.”

JAH Realty, L.P. owns 23 shopping centers totaling approximately 1.7 million s.f. in the Dallas/Ft. Worth and Oklahoma City markets.  With the acquisition of Council Crossing, the company now owns over 1 million s.f. of retail space in the Oklahoma City MSA. Additionally, JAH manages 12 other retail properties in Dallas Ft./Worth, Phoenix and Denver totaling in excess of     1.2 million s.f.

JAH Realty, L.P. named as Asset Manager for Canyon Trails Towne Center in Goodyear, AZ.

JAH Realty has signed a management agreement with TPP 211 Canyon Trail, LLC to serve in a master property management and leasing role.  The Canyon Trails Towne Center is a power center, located just south of the future I-10/303 interchange at Yuma and Cotton in Goodyear, AZ.   The property  is anchored by a Super Target (shadow), Ross, World Market, PetSmart, Dollar Tree, Famous Footwear, Bank of America, T-Mobile and other small shops.  Canyon Trails Towne Center is 202,196 s.f., situated on 61 acres of land with the potential to develop approximately  80,000 s.f. of additional shop space and pads.  JAH and TriGate have signed agreements with Hannay Realty Advisors for property management.  “We are excited to work with TriGate Capital and this excellent team in Phoenix on this project” said Jeff Norman, President of JAH.  TPP 211 Canyon Trail, LLC is owned by TriGate Property Partners II, LP which is a fund managed by TriGate Capital LLC of Dallas, TX.

JAH Realty will work with TPP 207 Brookhill , LLC in an asset management role on the 305,000 s.f. shopping center located at West 88th and Wadsworth in the Denver suburb of Westminster.  The Towne Center at Brookhill is anchored by Home Depot, Burlington Coat Factory, Bed Bath and Beyond, Chilis , Sally Beauty and a number of local shops.    The local leasing team of Bryan Slaughter, Mike Kendall and Brian Shorter of SullivanHayes Brokerage will be leasing the property with Hannay Realty Advisors working as the property manager.  “We are excited to work with TriGate Capital and this excellent leasing and property management team on this project” said Jeff Norman of JAH Realty.  TPP 207, Brookhill, LLC is owned by TriGate Property Partners II, LP, which is a fund managed by TriGate Capital, LLC, of Dallas, TX.

The Skillman/Royal/Audelia Tom Thumb remodel is projected to be completed in late June and will feature:

In 2008 JAH completely renovated Royal Highlands Plaza with a new façade featuring a clay tile roof, crown moldings, fresh paint, improved landscaping, lighting and signage.  “We have worked hard to reposition this property to focus on serving residents of the Lake Highlands area.  With this announcement, Tom Thumb has also confirmed their commitment to the Lake Highlands community as well”, said Jeff Norman, President of JAH Realty.

 “We are excited to welcome the Randall’s/Tom Thumb Regional Office to our building at 930 E. Campbell Rd. in Richardson TX.”, said Jeff Norman, President of JAH Realty.    Tom Thumb will occupy 15,565 s.f. on the south portion of the building.  In connection with this lease, JAH is constructing a new south facing entry exclusively for Tom Thumb’s employees and visitors along with building out new office space to accommodate approximately 70 employees.  In 2011, JAH launched a project to re-position a former single tenant office building into a mixed-use development with a freestanding Comerica Bank branch and retail shop space facing Campbell Rd. along with 58,000 s.f. of office space in the southern portion of the building. With the recent addition of Sign A Rama and Egg & I, the front strip is now 100% occupied.  Ethan Slavin and Graham Irvine with JAH are working closely with additional prospects to occupy the approximate 42,000 s.f. of space remaining in the building which also has its own vestibule entrance facing west

On November 30, 2012, JAH purchased The Marketplace at Spring Creek  in Plano TX becoming the 23rd shopping center the company’s retail portfolio and the 9th in the DFW area.  The shopping center located at the Northwest Corner of Coit and Spring Creek Parkway is 109,603 s.f . and has 26 tenants.  Anchored by Patel Brothers Grocery and Just Fitness, The Marketplace at Spring Creek  was originally developed in 1999.  Other tenants include Starbucks, Subway, State Farm, Bank of America in addition to a variety local merchants, service providers and restaurants.  Graham Irvine, Director of Investments for JAH worked with NAI Robert Lynn who represented the seller in an auction style sale process.                See Dallas Business Journal Article

JAH announces the newest addition to the recently renovated 930 E. Campbell development.  The Egg & I recently opened their newest restaurant in the DFW area on the East end cap of 930 E. Campbell. The Egg & I has 60 locations in 15 states. Open from 6 a.m. to 2 p.m. on weekdays and 2:30 p.m. on weekends, the Egg & I offers a wide selection of breakfast and lunch items. View their website.

JAH announces a lease with Meister Guys, LLC one of the largest Five Guys franchisees in the US for the first Five Guys Burgers and Fries in Oklahoma City.  Five Guys leased 2,700 sq. ft. on the north end cap of the shopping center adjacent to FedEx.  “We are excited to add Five Guys to our tenant mix at Rockwell-Northwest and look forward to seeing them open for business in July of 2012.” said Ethan Slavin.
