JAH Realty, L.P. (“JAH”) announces the acquisition of Vineyard Marketplace, a 121,228 SF shopping center located at Glade Rd. & Hwy. 121 in Grapevine, closing on December 15, 2016.  The center is anchored by Hobby Lobby, and includes other notable tenants such as Hallmark, i Fratelli’s, Fuzzy’s Taco Shop, H&R Block, and State Farm. 

“Vineyard Marketplace is a good long-term investment property in a quality suburban community with a new retail tenant mix at the intersection.  The submarket of Euless, Bedford, Grapevine, and Colleyville was at one time limited to Southlake Blvd., Grapevine Mills, or North East Mall for shopping, but 121 & Glade has recently evolved into a regional intersection for many retailers including new concepts entering the DFW market.  Given the Hobby Lobby anchor and strong sales within the center, we anticipate positive leasing activity throughout 2017”, said Graham Irvine with JAH.

JAH Realty, L.P. (“JAH”) announces signing a new lease with Tuesday Morning at the Rockwell-Northwest Shopping Center in Oklahoma City. 

We are excited to add Tuesday Morning to our tenant mix at Rockwell-Northwest said Ethan Slavin Director of Leasing for JAH Realty.  “Tuesday Morning is an excellent retailer offering a unique collection of merchandise not typically found in a single store and will drive additional daily traffic into the shopping center.  There are currently 746 Tuesday Morning locations in the United States.”

Tuesday Morning has taken 19,775 s.f. of space on the east side of the shopping center. Rockwell Northwest Shopping Center is at the SE corner of Northwest Expressway and Rockwell Avenue and is anchored by Hobby Lobby, FedEx/Kinko’s and Tuesday Morning with a diverse collection of restaurants like Five Guys, Chick-fil-A, Qdoba, Starbucks and Wingstop.

JAH anticipates that Tuesday Morning will open in the Spring of 2017.  Greg Bracchi and Scott Fishel with Edge Realty Partners of Dallas, TX represented Tuesday Morning on the lease.

JAH Realty takes over Leasing and Management of Lakeside Market.   TriGate Capital, LLC (“TriGate”) acquired Lakeside Market, a 162,645 square foot lifestyle shopping center located on Preston Road near the intersection of Spring Creek Parkway in Plano, Texas.  TriGate acquired the property through its investment fund, TriGate Property Partners III, L.P. on June 30, 2016.
“We were attracted by the location in the heart of Plano with some of the best 3 and 5 mile demographics in all of Dallas-Fort Worth,” noted Keith Schneider, Senior Vice President at TriGate.  “The center has performed very well over the last few years with all of the economic growth taking place in Plano and Frisco.  The intersection of Preston and Spring Creek will continue to improve due to population growth and future development in the immediate area.” 
Lakeside Market was constructed in 1999 and benefits from an attractive architectural theme, superior access and a distinguishing lake feature around which several restaurants contain outdoor patios.  “The lake and outdoor patios create a sense of place that is hard to replicate.  The restaurant concepts that benefit from the lake – Mi Cocina, Taverna Rossa, and Mignon – have unique and complementary menus, drawing repeat customers to the shopping center on a frequent basis,” said Graham Irvine of JAH Realty, L.P.  The shopping center is home to a broad range of concepts, including several high end retailers, neighborhood restaurants, leading fitness concepts and health and beauty uses.  “We intend to continue, and hopefully improve on, the high standards of tenant mix, maintenance and management oversight at Lakeside Market on behalf of TriGate” said Jeff Norman of JAH Realty. 
JAH now has master management and leasing agreements on 18 shopping centers totaling over 2.1 million square feet in 9 states with TriGate Capital.

JAH Realty has signed a lease with Convergys Customer Management Group, a subsidiary of Convergys Corporation for a 57,120 s.f. office space at 930 E. Campbell Road in Richardson TX.  Convergys will operate a customer support center from this location.  With the signing of this lease, the building will be 100% occupied.

Calvin T. Hull, Jr. of JLL represented the Tenant, Convergys, while Chuck Sellers of Avison Young represented the Owner, JAHCO 930 E. Campbell Road, L.P.   “We are pleased that Convergys selected our building for their new location and believe their tenancy will positively benefit the overall property which includes a collection of restaurants and service providers”, said Graham Irvine of JAH Realty.   In connection with the new lease JAH will be making significant improvements to the parking, landscaping, roof and mechanical systems of the building.

JAH Realty, L.P. (“JAH Realty”) announces the acquisition of a portfolio of three Tom Thumb shadow-anchored shopping centers in the Greater Dallas area. Pioneer Plaza is a 16,200 SF shopping center located at Pioneer and E. Cartwright in Mesquite, and includes tenants such as Chase Bank, Tom Thumb Fuel, AT&T and H&R Block; Shiloh Square at Arapaho and N. Shiloh in Garland is 24,038 SF with Chase Bank, Tom Thumb Fuel, Starbucks & T-Mobile; and Suncreek Village at Alma and Hedgecoxe in Plano is 17,509 SF with Tom Thumb Fuel, Great Clips and State Farm.  Suncreek Village & Pioneer Plaza both include undeveloped land parcels.

“We are pleased with the acquisition of three quality neighborhood grocery-anchored centers with strong anchor sales and a diversified mix of retail and service tenants with the added benefit of a development and lease-up component.” said Graham Irvine, Director of Investments for JAH Realty, LP. 

The portfolio was sold by a partnership of Pine Tree Commercial Realty and Annaly Commercial Real Estate Group who was represented by Chris Cozby & Chris Gerard of CBRE.

JAH Realty Brokerage LLC has signed a master management and leasing agreement with a subsidiary of Dallas based TriGate Property Partners III, LP for McCain Plaza in North Little Rock, AR.  McCain Plaza is a 290,000 s.f. power center located at US Hwy. 67 and McCain Blvd. McCain Plaza is anchored by Burlington, Ross, Michael’s, TJ Maxx, PetSmart, Carters and Bed Bath & Beyond, along with some local small shops.  TriGate is formulating plans to reposition the shopping center. Initial plans include renovating the facades, resurfacing the parking lot, upgrading signage and landscaping, refurbishing existing vacant tenant suites, and demolishing the vacant movie theater in order to create a developable pad site and attract new tenancy. Once complete, North Little Rock will have a completely renovated shopping center that will be well positioned to attract new retailers to the market. JAH has selected Sage Partners to manage and lease the shopping center.  Ethan Slavin of JAH will oversee leasing and development matters on behalf of the owner TriGate Capital, LLC.

With the addition of McCain Plaza, JAH now has master management and leasing agreements on 18 shopping centers totaling over 2.1 million square feet in 9 states with TriGate Capital.

JAH Realty has signed a lease with Dollar Tree for a 13,401 s.f. store at The Marketplace at Plano.  Dollar Tree, based out of Norfolk, VA operates over 4,900 stores throughout the United States.   Ethan Slavin, Leasing Director for JAH Realty, worked with Jim Weir of The Retail Connection who represented Dollar Tree in the lease negotiation.   “We are excited to add Dollar Tree to our tenant mix” said Ethan Slavin.  “Dollar Tree will become a third Anchor Tenant for the shopping center, complementing Patel Brothers and Texas Family Fitness”.   In connection with the lease, JAH will add a new architectural element to the storefront façade to accentuate the entrance to Dollar Tree.  Other tenants in the center include Starbucks, Bank of America, Subway, USA Martial Arts and Mexi-go Restaurant, in addition to a number of local merchants.

JAH Realty, L.P. (“JAH Realty”) announces the acquisition of Keller Crossing Shopping Center, a 134,000 square foot shopping center located at 1540 Keller Parkway (FM 1709) in Keller, Texas. Notable national tenants at the center include Stein Mart, Ace Hardware, Big Lots and Tuesday Morning in addition to approximately 20 other businesses and franchises.

“Keller Crossing is located along one of the most heavily traveled corridors in Tarrant County extending from Southlake through Keller,” said Graham Irvine, Director of Investments for JAH Realty, LP. “The acquisition is consistent with our strategy of purchasing regional and community shopping centers in Texas and Oklahoma submarkets with attractive demographics.”

The Shopping Center was sold by an affiliate of the Tabani Group who was represented by Tom Salanty, Chris Harden and Kris Von Hohn of Cushman & Wakefield.

JAH is pleased to announce that WinCo Foods of Boise, Idaho acquired approximately 9.2 acres of land and buildings at Portland Plaza from JAH for the purpose of developing a new 85,000 s.f. grocery store.  Founded in Boise Idaho, in 1967, WinCo operates 98 stores in 8 Western states including: Washington, Oregon, California, Idaho, Nevada, Arizona, Utah and Texas.  WinCo has recently announced plans to enter the Oklahoma City market with multiple stores in several different trade areas. “Having a large grocery anchor on the East side of the shopping center will re-energize the entire development,” said Jeff Norman of JAH.  “WinCo has an excellent reputation as a high volume, value oriented grocery store drawing thousands of customers per week to the property.”   Portland Plaza is located at the northeast corner of NW 39th (Route 66) and N. Portland Ave adjacent to the I-44/Lake Hefner Parkway interchange.  The shopping center was developed in the late 1960’s.  JAH acquired the property in 1994 and renovated it in 1998.

JAH Signs lease with CiCi’s Pizza

JAH Realty, L.P. has signed a new lease with CiCi’s Pizza for a 4,000 s.f. restaurant at the Royal Highlands Plaza at the intersection of Skillman and Royal in Dallas, TX.   Frank and Judy Rogers are the franchisees for this CiCi’s which will be relocating from another site nearby.  “We are excited to add another restaurant alternative for our Lake Highlands neighbors”, said Ethan Slavin, Director of Leasing for JAH Realty, L.P.   Royal Highlands Plaza is anchored by a newly renovated Tom Thumb, McDonald’s, American Hair and Beauty Supply, H&R Block, Kingsley Optical, Integrity Mortgage, Dr. Steven Worrell, Humana and others.   “Frank and Judy Rogers have a CiCi’s Pizza in another shopping center we own in Rowlett, so we are pleased they are have chosen this site as their store”, said Slavin.   The Rogers operate 11 stores in the DFW area.  With the addition of CiCi’s Pizza, Royal Highlands is now 96% occupied.
