Service Platform

JAH Realty manages, leases and acts as the construction general contractor for all of its properties. Through owning and controlling these service disciplines, the company lowers costs for its owned portfolio and ensures its tenant customers the utmost quality. As the company grows, it will draw upon its fundamental real estate capabilities (construction, leasing and management) in order to drive returns. Although the company intends to obtain some services from third parties as it enters new markets, its operating capabilities will allow it to better manage service providers from a cost and quality standpoint. Today the company owns 28 shopping centers in Texas and Oklahoma totaling approximately 2,000,000 sq. ft.


Principal Investment

Historically, JAH Realty has grown only through investing its own capital in its property portfolio, and has never raised external equity capital for projects.  However, in order to augment growth, JAH is currently working with its affiliate TriGate Capital as a co-investor.  In December of 2011, TriGate Capital acquired a portfolio of six shopping centers, totaling 353,000 sq. ft. in the Phoenix MSA from a special servicer.  The distressed REO portfolio was approximately 50% occupied as a result of the recession, distressed ownership and lack of attention.  TriGate engaged JAH to oversee the Asset Management of this portfolio.  As a result, JAH opened a Phoenix office and hired personnel in that market to augment a third-party leasing and brokerage team to execute an aggressive plan to manage and re-tenant this portfolio for TriGate.  In 2014 JAH began to manage and lease additional assets in Arizona, Missouri, South Carolina, Georgia and Pennsylvania.  In June of 2016, TriGate acquired McCain Plaza (290,000 s.f.) in North Little Rock, AR and Lakeside Market (163,000 s.f.) in Plano TX.  JAH Realty has taken over management and leasing of both of these assets.     Today JAH Realty manages and leases approximately 2,100,000 sq. ft. of property for TriGate.

Company History

JAH Realty, L.P. has been an active real estate and management company since 1968. John A. Henry III founded the company with a philosophy of investing in real estate as a principal for the long term. The company developed its first shopping center in 1973 and grew to be a leader in the development, acquisition and management of neighborhood and community shopping centers in the Oklahoma City metro area.  

In 2003, JAH Realty made the strategic decision to grow its operation into Texas under the stewardship of Jay Henry. As a result of years of experience and profitable operations, JAH Realty has developed a strong balance sheet, outstanding real estate design and construction skills, close tenant relationships and proven investment acumen.
